What are the upfront costs to apply?
- $50 application fee per applicant 18 and older
- $395 administrative fee per apartment home
What does the administrative fee cover?
The one-time administrative fee reserves your apartment home and covers all administrative handlings regarding move-in/move-out and throughout your residency.
What are your income and credit requirements for approval?
600 + credit score 2.5 times the proposed monthly rent Not meeting these requirements does not mean automatic failure. Conditions may be applied if these requirements are not met.
What are the grounds for my application to be denied?
A balance due to another rental agency Bankruptcy filed within the past year Eviction action within the past 3 years Criminal history (please contact the property for more clarification)

What are FLEX Payments?
Our FLEX Payment Program lets you split your rent into two payments— half on the 1st and half on the 15th— for a $50 monthly fee (split into two $25 payments).
Utilities, insurance, and other fees are still due in full on the 1st of each month.
HERE'S WHAT TO KNOW:
- You can join anytime during your lease and stay enrolled until renewal or move-out.
- Only rent is split— utilities, insurance, are still due on the 1st.
- Late fees apply if on-time rent payments are not made on respective due dates.

What is Renters' Insurance?
Renters' insurance provides coverage for damage or other incidents to the apartment home. TLC requires all residents to obtain renters' insurance either through their community or through a third party if personal property coverage is needed. If obtained through a TLC community, it will be a liability policy only.
Can I sublet my home?
Subletting is not allowed at any point in time during your lease, which includes listing your home on Airbnb, VRBO, or any similar platforms.
Is parking included?
All townhomes come with a private garage and driveway included. Free street parking is allowed where signage indicates.
How are maintenance issues handled when the office is closed?
We offer 24/7 on-call maintenance for emergencies outside of business hours. Please call the Leasing Office's main phone number (417) 720-2484 and follow the prompts to receive assistance.
Is your community pet-friendly?
Absolutely! Oakwood Heights Townhomes is a pet-friendly community, and pets are more than welcome in our community.
Is there a pet fee or monthly pet rent?
We require a one-time pet fee of $300 per pet, due at move-in or when the pet joins you. There is no monthly pet rent, even for short-term or corporate stays.
Are there breed, size, or weight restrictions?
No. Oakwood Heights Townhomes has no breed, size, or weight restrictions, making it easy to bring pets of all shapes and sizes.
How many pets are allowed per apartment home?
Residents may have up to three pets per apartment home, in accordance with TLC Properties’ pet policy.
Do you offer pet amenities or nearby pet-friendly areas?
Yes! Oakwood Heights Townhomes features an on-site dog park, giving your furry friends a convenient place to play and stretch their legs. Every home also has a front and back yard, perfect for enjoying time outside at home.
Can I add a pet after I’ve already moved in?
Yes. If you decide to bring a pet after move-in, simply notify the leasing office, complete the required pet documentation, and submit the one-time pet fee at that time.
Does your community offer security?
Yes, we offer security on a patrol rotation through DPSA Security every day and night. For specific hours of patrol, please reach out to your Property Manager.
